Qualify Your Site

See what your land could become.

Any size. Any zoning. Seven inputs from the same checklist Havenz used to build AHI — and an instant, indicative read on the master-plan envelope your site could support. Then a real screen by a real team.

Landowners

Paid-off land and some capital? That's the profile we structure JVs around — your land becomes equity, not just a sale.

Municipalities

Screen municipal or agency-assembled land against an anchored, career-creating development model.

Co-Developers

Bring a site in your market; the framework travels — the solution localizes.

The same checklist that turned 119 farm-belt acres into a permitted, appraised, ≈300 MW-class master plan† runs on your land below.

The Calculator

Seven inputs. An honest envelope.

Ratios come straight from the AHI Red Deer master plan — a design that puts a ≈300 MW-class program on 119 gross acres. Indicative planning only: never engineering, never a commitment.

Your site

Any size — a quarter-section is 160 acres.
Adjust the planning assumptions (defaults = AHI Red Deer master plan)
Leave blank to use the zoning default (72–85%).
AHI master-plan density ≈ 3.0 (≈300 MW-class on 119 gross acres).
Gas-reciprocating baseline ≈ 2.2.

Nothing is stored or transmitted when you run the calculator — it computes on this page. You choose whether to send the profile to Havenz afterward.

The Site Checklist

What Havenz actually screens for.

Land & Zoning

Any size qualifies — what matters is clear title and a credible zoning or entitlement pathway. Agricultural land with the right neighbours beats industrial land with the wrong ones.

Power & Interconnection

Distance to lines and substations, queue position, and behind-the-meter potential. Power is screened first — it is the longest lead item in every market.

Natural Gas

Feed count, pressure and utility capacity. Multiple feeds de-risk generation; a single feed can still carry a first phase — AHI's did.

Fibre

Route proximity and diversity. Fibre rarely kills a site, but it prices the data-infrastructure share of the plan.

Water & Environment

Supply source and environmental context. Havenz designs water-conscious systems, so modest supply is workable — unknown supply is not.

Transportation

Road access for construction and operations; highway and rail proximity for logistics-weighted plans.

For Land-and-Capital Partners

Your land becomes equity. The platform does the rest.

In a land-contribution joint venture, a landowner's clear-title land enters a project-specific structure as equity — valued, papered and protected — while Havenz brings the master plan, approvals, capital coordination, delivery partners and operations. Capital contributed alongside land strengthens the position further.

It's how a quarter-section near the right infrastructure stops being farmland with potential and becomes a share of a master-planned development — with the original owner still at the table.
